How 2027 Seasonal Site Pricing Works
Our Early Bird base seasonal rate is $5,500. Your final Seasonal Membership Fee depends on your selected site location and any qualifying discounts or promotional credits.
Seasonal rates are plus submetered utilities. A separate $50 Background Screening Processing Fee per adult applicant also applies.
Available Early Bird Payment Discounts
Qualifying members can reduce the base seasonal rate by up to $250 when both of the following discounts apply.
Choose the Site Location That Fits You
Seasonal pricing also varies by site location. Premium locations carry a location premium, standard sites have no location adjustment, and designated no-firepit sites receive a reduced rate.
Premium Location
Designated sites in close proximity to major resort amenities.
Standard Location
Standard site location with no location premium or reduction.
Value Location
Designated locations without or not permitting firepits. The reduced rate reflects this site condition.

The advertised $5,000 seasonal rate applies to a qualifying Tier 3 site during the Early Bird period when the Pay-in-Full Discount and authorized Same-Day Execution & Pay-in-Full Credit both apply.

The remaining balance may be divided into Alpen Bluffs-approved automatic pre-season installments. The $100 Pay-in-Full Discount and $150 Same-Day Execution & Pay-in-Full Credit do not apply to this payment option.

Seasonal Membership Application & Screening
Alpen Bluffs seasonal sites are offered as part of our seasonal membership program. We want the application process and associated costs to be clear before you move forward.
Per Adult Applicant
A $50 Background Screening Processing Fee applies to each adult applicant.
Screening May Include
- Criminal-history records
- Nationwide eviction records
- Soft-pull credit or other consumer report
Your Site Can Be Temporarily Secured
You may execute the Seasonal Agreement and temporarily secure your selected site while screening is pending.
Membership and the continued site reservation remain contingent upon completion of screening and final Alpen Bluffs approval.
Consumer Report Protections
If Alpen Bluffs makes an adverse decision based in whole or in part on information contained in a consumer report, the applicant will receive any notice required by applicable law, including information concerning the consumer reporting agency and the applicant's rights to obtain and dispute the report.
