2027 Seasonal Term

The 2027 seasonal term begins May 15, 2027 and ends October 15, 2027, unless the membership is terminated earlier under the Seasonal Membership Agreement.

Seasonal memberships do not automatically renew. Any future membership, site assignment, pricing or renewal is subject to Alpen Bluffs approval and a new or renewal agreement.

Recreational Use Only

Seasonal sites are provided for vacation and recreational use only. A Seasonal Membership does not create a lease, tenancy, ownership interest, timeshare, condominium interest or other real-property interest.

Alpen Bluffs may not be used as a member's permanent residence or primary mailing address. Seasonal Members must maintain a primary residence away from Alpen Bluffs.

Site Tier Adjustments

Seasonal site pricing varies based on location within Alpen Bluffs.

Pay-in-Full Discounts & Promotional Credits

Members who pay the entire Net Seasonal Membership Fee when the Seasonal Membership Agreement is signed receive a $100 Pay-in-Full Discount.

An additional $150 Same-Day Execution & Pay-in-Full Credit may be available when expressly authorized by Alpen Bluffs and when the member both executes the Agreement and pays the Net Seasonal Membership Fee in full on the same calendar day as the qualifying sales conversation.

Other promotional credits are available only when expressly authorized and documented by Alpen Bluffs. Site Tier adjustments are part of the site's pricing and are not promotional discounts.

Deposit + Pre-Season Balance Plan

Members who do not pay in full may select the Deposit + Pre-Season Balance Plan. The remaining balance may be divided into Alpen Bluffs-approved automatic pre-season installments.

Regardless of any installment schedule, the Net Seasonal Membership Fee must be paid in full before the member brings an RV onto the site, occupies the site or begins seasonal use of the Resort, and in no event later than May 1, 2027.

The $100 Pay-in-Full Discount and $150 Same-Day Execution & Pay-in-Full Credit do not apply to the Deposit + Pre-Season Balance Plan.

Additional Charges

The Seasonal Membership Fee does not include certain additional charges that may apply during the membership.

• Submetered utility charges
• $50 Background Screening Processing Fee for each adult applicant
• Permits or separately charged amenities
• Damage charges
• Other amounts properly due under the Seasonal Membership Agreement or Resort Rules
• Any permitted credit-card processing surcharge

Eligible credit-card payments may be subject to a processing surcharge of up to 3%, not to exceed the amount permitted by applicable law or card-network rules. Any applicable surcharge will be disclosed before payment.

If an Application Is Not Approved

If Alpen Bluffs does not approve an application following screening, the Seasonal Membership Agreement will terminate and the site will be released.

Seasonal Membership Fee amounts already paid will be refunded. The $50 Background Screening Processing Fee for screening already ordered or completed is generally non-refundable except where required by law.

If an adverse decision is based in whole or in part on information contained in a consumer report, Alpen Bluffs will provide any notice required by applicable law, including information concerning the consumer reporting agency and the applicant's rights to obtain and dispute the report.

Submetered Utilities

The 2027 Seasonal Membership Fee does not include the member's utility consumption. Seasonal sites are intended to be submetered, and members are responsible for utility charges attributable to their site, RV, equipment and permitted site use.

Utility invoices will identify the applicable billing period and amount due. Alpen Bluffs will not add a utility markup or administrative charge unless separately disclosed and permitted by law.

• Members may not bypass, alter, damage, disconnect, obstruct or tamper with any meter or utility equipment.
• Members are responsible for damage or service calls caused by their RV, equipment, occupants, visitors or member-side connections.
• Electric vehicle charging at an individual site is prohibited unless Alpen Bluffs expressly authorizes it in writing.

Approved RV Requirements

One approved recreational vehicle owned by the member may be maintained on the assigned site.

• RVs must be factory-built.
• RVs must be registered.
• RVs must be well maintained and leak-free.
• RVs are subject to Alpen Bluffs approval.
• RVs more than 15 years old require advance Resort approval.
• Tent camping and tent trailers are not permitted.

Alpen Bluffs may require photographs, inspection, documentation or corrective work as a condition of RV approval.

Occupancy & Authorized Users

Maximum occupancy of an RV site is eight people at any one time, including registered members, authorized occupants and visitors, subject to Resort Rules.

Every person age 18 or older who will use the site as part of the Seasonal Membership must be registered as an Adult Seasonal Member, complete the required screening and sign the Seasonal Membership Agreement.

Members are responsible for the conduct of occupants and visitors associated with their site. Gate access credentials may not be shared with unauthorized persons.

Site Condition & Appearance Standards

Members are responsible for keeping the site, RV and permitted personal property clean, orderly, sanitary, safe and in good repair.

The following may not be installed or performed without prior written Alpen Bluffs approval:

• Digging or staking
• Fencing
• Sheds or storage buildings
• Permanent utility connections
• Decks
• Pavers
• Rock installations
• Other alterations or improvements

Alpen Bluffs may require correction or removal of items that do not comply with Resort standards.

Vehicles, Parking & Trailers

Unless otherwise authorized, each seasonal site permits one RV and one vehicle.

• Additional or oversized vehicles must use designated parking and may be subject to a parking fee.
• Tow trailers are not permitted on the seasonal site and must be parked in an approved area.
• Vehicles may not be parked on grass, patios, roads or neighboring sites.

Golf Carts & Motorized Devices

Privately owned golf carts must be registered with Alpen Bluffs, display the required permit, comply with the current Golf Cart Agreement and applicable insurance requirements, and be operated only by authorized drivers.

Other motorized recreational and micromobility vehicles are governed by the current Alpen Bluffs Resort Rules.

Pets

A maximum of two non-aggressive pets may be permitted at an RV site, subject to an executed Pet Agreement, applicable fees and Resort Rules.

• Pets must be leashed when required.
• Pets may not be left unattended outside the RV.
• Pets may not create a nuisance or safety concern.

Service animals are handled in accordance with applicable law.

Visitors & Guests

Visitors must comply with Alpen Bluffs registration, parking, access, fee and departure requirements then in effect.

Members are responsible for the conduct, damage and charges of all occupants and visitors associated with their site.

Resort Amenities

Seasonal Membership provides access to Resort amenities designated by Alpen Bluffs as included for seasonal RV guests.

Amenities remain subject to:

• Posted hours
• Capacity limitations
• Weather conditions
• Maintenance
• Age restrictions
• Separate waivers
• Separately disclosed charges

Amenity offerings, programming, hours and operating schedules may change during the season. Use of pools, hot tubs, water attractions, recreation areas and other facilities is subject to posted Resort rules.

Resort Rules, Regulations & Appearance Standards

Seasonal Members are responsible for complying with the current Alpen Bluffs Resort Rules, Regulations and Appearance Standards. Those rules are incorporated into the Seasonal Membership Agreement.

Alpen Bluffs may reasonably interpret, supplement and enforce Resort rules when necessary for safety, operations, guest comfort, property protection and the quality of the Resort experience.

Insurance & Responsibility for Property

Seasonal Members are required to maintain physical-damage insurance on their RV and personal property and liability insurance appropriate for seasonal recreational use.

Members are responsible for their RV, vehicles, personal property and damage caused by members, occupants, visitors or pets.

Alpen Bluffs does not insure member property and is not responsible for theft, weather damage or loss except to the extent liability cannot lawfully be disclaimed.

No Subletting, Rental or Unauthorized Transfer

Unless Alpen Bluffs gives prior written consent, members may not:

• Assign or transfer the Seasonal Membership Agreement
• Sublet the site
• Rent the RV or site to another person
• Permit unauthorized occupancy
• Conduct commercial sales or solicitation from the site

Sale or Transfer of an RV

Selling or transferring an RV does not transfer the Seasonal Membership Agreement or any right to the assigned site.

If a purchaser wishes for the RV to remain at Alpen Bluffs, the purchaser must be approved by the Resort, satisfy the Resort's then-current application and qualification requirements, and enter into a new seasonal agreement at the then-current rate.

Resort Access to Sites

Alpen Bluffs may access a seasonal site at reasonable times, and at any time during an emergency, for purposes including inspection, utility work, maintenance, repair, safety, rule enforcement, communication with the member, property protection or other lawful Resort purposes.

Default & Termination

Examples of default include:

• Failure to pay amounts when due
• Material or repeated violations of the Agreement or Resort Rules
• Unauthorized residential use
• Unauthorized assignment or subletting
• Unsafe or unlawful conduct
• Failure to comply with reasonable Resort directions

Subject to applicable law, Alpen Bluffs may suspend privileges, terminate the Seasonal Membership Agreement, require members and occupants to leave, require removal of the RV and personal property, recover unpaid charges and damages, and pursue other lawful remedies.

Termination resulting from member default does not entitle the member to a refund.

End of Season

At expiration or termination of the Seasonal Membership, members must remove their RV and personal property and leave the site clean and free of debris unless Alpen Bluffs has separately approved an off-season storage arrangement.

Off-season storage, if offered, is separate from the Seasonal Membership, is limited in availability and is subject to separate terms and charges.
